Rent reporting for landlords: what to know

October 2026 · Octopus Capital Group

Reporting rent to the credit bureaus gives tenants a reason to pay on time and lets good payers build credit. Here is how it works and what a landlord is responsible for.

What rent reporting is

Each month, rent payment data for your tenants is sent to the credit bureaus in Metro 2, the industry’s standard format. Each reported tenant gets a rental tradeline on their credit report, just like a car loan or a credit card.

Late payments and on-time payments

Late rent, usually 30 days or more past due, shows the tenant that paying late has a cost. On-time payments help tenants build credit. With Octopus, late rent is reported every month, and tenants who pay on time can sign up for monthly positive reporting, which the tenant pays for, once the landlord approves.

Tell tenants first

Tenants should get written notice before reporting begins, explaining what will be reported and when. Some states have their own notice rules, so the notice should match the property’s state.

Accuracy and disputes

Anyone who furnishes data to the credit bureaus has to report accurately, update accounts when tenants catch up, and investigate disputes within the time the law allows, usually 30 days. That is the part most landlords prefer to hand off.

The rules are changing

Some states now require larger landlords to offer positive rent reporting, and others regulate what tenants can be charged for it. Check the rules in each state where you own property.
